Tennessee Real Estate License Requirements

Tennessee Affiliate Broker License Requirements

High School Degree or GED.
60 hours in Real Estate Fundamentals, approved by Tennessee Real Estate Commission.
The 60-hr course must be completed prior to applying for license and prior to sitting for the state exam.
To activate an affiliate broker license, a 30-hr Tennessee Course for New Affiliates must be completed. Note you can complete this 30-hr Course for New Affiliates at any time in the process. You can complete it before applying to the state and before taking the state exam if you like.

Tennessee Broker Requirements

Must be actively licensed as an Affiliate Broker for 3 years if licensed as an affiliate broker after May 12, 1988
120 classroom hours in Real Estate training to be eligible for test. This must include thirty (30) hours of "Office/Brokerage Management".
120 hours of additional post education must be completed within 3 years of the date of issuance of the broker license for a total of 240 hours.
TREC has not approved online or CD-ROM courses for becoming a Tennessee broker, but they have approved them for becoming an affiliate broker.

Continuing Education

Each Licensee should get 16 hours of continuing education in each 2 year renewal as required by law. This includes a 4 TN hour core course plus 12 hours of electives.
